BookSmiles, a nonprofit book distribution organization, has leased 4,300 square feet at 7300 North Crescent Boulevard, Pennsauken. Since 2017, BookSmiles has distributed nearly a million books to children in need throughout New Jersey and Philadelphia. To facilitate its growth, the organization used the services of Vantage Commercial and relocated its headquarters to Crescent Business Center. The new location comes with valuable access to the Betsy Ross Bridge and routes 130, 73, and 90.

609 Broad Street, Newark
SBM Management Services, a facilities management provider, has leased 13,215 square feet at 609 Broad Street, Newark. The organization’s clients include several Fortune 500 companies such as Amazon, Microsoft, and General Motors. After a successful deal with Jones Lang LaSalle Incorporated (JLL), SBM has signed a 10-year lease at the historic Hahne & Co. building in Newark, which will provide the company with over 13,000 square feet of space in its beautiful art deco structure.
Peter Ladas, the Executive Vice President of JLL, lauded the area for its hub of multinational companies and its multitude of amenities and attractions. In addition, the close proximity of Rutgers University will prove to further help the company recruit new talent while growing its operations, according to Ladas.
333 Washington Street, Jersey City
LeoVegas, a Swedish mobile gaming company, has leased 5,300 square feet at 333 Washington Street, Jersey City. The lease is a loft-style building in Jersey City, establishing New Jersey as the company’s first U.S. flagship location. The lease was made from HK Organization, self described as focusing “on emerging markets, consistently identifying pioneering projects that revitalize and enhance neighborhoods and communities.”
Newmark, the brokerage team for 333 Washington Street, praised the location’s unique character, as it retains its beautiful exposed brick, wood beams, and hardwood flooring. And plenty of additional renovations are on the horizon, including an updated lobby with modern industrial finishes, updated elevator cabs, and an improved roof deck.
101 Portland Avenue, Bergenfield
SportsCare Physical Therapy, a physical therapy chain, has leased 2,450 square feet at 101 Portland Avenue, Bergenfield. Since 1997, SportsCare has provided high-quality physical therapy and sports medicine services, including pediatric, hand, and aquatic therapies.
The transaction was made with real estate agency NAI James E. Hanson. SportsCare, which already offers on more than 60 locations in New Jersey, New York, and Florida, has had “a long track record of success” and “knows exactly what they’re looking for in a property,” according to NAI Hanson Vice President Anthony Cassano. The new location provides a frontage of 30 feet, modern roof-mounted HVAC units, and an impressive 55 parking spaces. It also serves a population of more than 170,000 people within three miles.
